Project Description

The eight-story, multi-tenant office building is located on an aesthetically pleasing office park surrounded by a five-acre nature preserve. The Property is uniquely situated in one of the most strategic locations at the intersection of Chicago’s tollway and expressway network.

 

Key Challenges

Highland Landmark II landscape was outrageously overgrown, severely struggling, and extremely outdated. Client wanted ideas on how to “liven” up barren areas of the property for the employees, tenants, and visitors to enjoy. Many microclimates of steep slopes, dense shade, and clay subsurface soils were other factors contributing to slow decline in curb appeal.  Irregular topography stemmed in excessive water to seep onto the surface changing the color of the pavement and consistently moist lawn.

Architects and Designers provided creative, innovative and cost friendly ideas to immediately improve site appearance through separate phases over a multi – year timeframe. Working with the budget allowances, Beary enhanced the property using a wonderful plant palette to provide color, height, and texture throughout the entire landscape season. The Construction crew rejuvenated the soil structure to ensure planting material will thrive. Existing plant material was relocated to other strategic planting beds to fill open spaces. Beary recommended simple solutions to resolving the drainage issue to collect water and direct into a natural swale.
